SEO that recovers what you lost and builds what you are missing.

Step 1 of 2

How can we help you get found?

What do you need help with?

Then your name and website.

What is included

Deliverables, not adjectives.

  1. Scored site audit.

A crawl of every page, Search Console data instead of third-party estimates, backlink and spam review, competitor snapshot, indexing status, schema validation and Core Web Vitals, delivered as a scored report with the fixes ranked by impact.

  2. Migration and traffic recovery.

Redirect maps for every retired URL, lost Search Console properties restored, legacy domains repointed, still-ranking pages recreated at their exact paths.

  3. Technical SEO.

Titles, descriptions, canonicals, structured data graphs, sitemaps, robots rules for search and AI crawlers, page speed and asset hygiene, all enforced with a build-time check so regressions cannot ship.

  4. Local search.

Google Business Profile optimization and posting, citation and name-address-phone cleanup, review generation systems, service-by-city page architecture.

  5. Editorial content engine.

Research-backed guides, comparisons and reference pages written for the queries that convert, with internal linking and refresh cadence. Original work, checked for facts, never spun.

  6. AI search visibility.

llms.txt, AI crawler access, citation-ready reference pages and tracking of where your brand appears in ChatGPT, Google AI Overviews, Perplexity and Copilot.

How it works

How our search engine optimization services work.

Search engine optimization services cover four kinds of work: technical SEO, local SEO, content and links, and visibility in AI search. Most companies need all four in different amounts. A regional contractor depends on the map pack. A software company needs depth of content and a clean technical base. Theory Road works as an SEO agency or as an SEO consultant, depending on what your team already has in house. We are based in the Austin, Texas area, with an office in Liberty Hill, and work with companies across the US. Every engagement starts by finding which of the four areas holds your biggest gap.

Technical SEO is the base everything else sits on. It covers whether search engines can crawl and index your pages, whether each page has one clear canonical URL, how redirects behave, how fast templates load on a phone, and whether structured data describes the business correctly. Problems here are often invisible to the people who run the site. A filter that creates thousands of near duplicate URLs, or a leftover rule that blocks a whole folder, can hold a site back for years. We measure technical work in Search Console: pages indexed, crawl errors, Core Web Vitals and impressions on the pages we fixed.

Local SEO decides who shows in the map pack, the short list of businesses Google places above the regular results for searches like "roofer near me". The map pack weighs your Google Business Profile, the categories you choose, your reviews, consistent name, address and phone data across directories, and the strength of your own location and service pages. For a service business this is often the most valuable search placement there is. We track local work through Business Profile calls, direction requests and website clicks, plus rank checks across a grid of points in your service area, since map results change from one neighborhood to the next.

Content and links are how a site earns rankings beyond its own brand name. Content means pages that answer what buyers actually search: service pages, cost guides, comparisons and reference material, planned from Search Console data and the questions your sales team hears. Links are other sites citing that work. We earn them through useful reference content, local partners, industry groups and digital PR, never by buying placements. Content is measured by the queries each page ranks for, the clicks it gets and the leads or sales it starts. Links are judged on the relevance and quality of the sites linking, not on raw counts.

AI search is now part of the same job. ChatGPT, Google AI Overviews, Perplexity and Copilot pull answers from pages they can crawl and trust, so the technical and content work above carries straight over. On top of that we check AI crawler access, write key pages so their facts are plain enough to quote, and add structured data that names the business, its services and its locations. We measure AI search with referral traffic from the assistants in GA4 and regular checks of which prompts mention or cite your brand. For most companies the numbers are still small next to Google, but they are growing and they can be tracked.

Pricing

What SEO costs.

SEO is sold under a handful of pricing models, and the same work can cost very different amounts under each. The ranges below are broad market ranges from published industry surveys, the same ones our guide to what a marketing agency costs draws on. They are not Theory Road quotes. Where no reliable range exists, we describe how the model works instead.

Monthly retainer

Low thousands to tens of thousands of dollars a month

The most common model for ongoing SEO. It pays for a set amount of technical, local, content and link work each month. It works best when the scope is written as deliverables and hours rather than a single line that says SEO.

Hourly consulting

Roughly 100 to 250 dollars an hour

Fits an SEO consultant reviewing a planned migration, training an in-house team or answering a specific question. It is a weak fit for an ongoing program, because it pays for time spent rather than results.

Project fee

A few thousand dollars to six figures

A fixed price for a bounded job, such as a site migration, a technical cleanup, a set of location pages or a content build. Easy to buy and budget. Anything outside the written scope becomes a change order.

A la carte services

Priced per deliverable

Single pieces bought on their own, like a Business Profile cleanup, a batch of articles or a structured data build. Useful for filling one known gap. Rarely enough alone, since rankings come from technical, content and authority working together.

Setup fee plus retainer

One-time setup, then monthly

Many agencies bill once for the first round of technical fixes, tracking and research, then move to a monthly retainer. The question to ask is whether you can leave after the setup term ends.

Compare proposals on what they include, not on the headline price: deliverables, hours, who does the work and how results are reported. A low monthly fee that buys a report and a handful of links often costs more than it looks. Be careful with any SEO contract that locks you in for a year before you have seen tracking in place.

Process

How an engagement runs.

  1. Access and baseline.

We get access to Search Console, analytics, Google Business Profile and the site itself, all under accounts you own. We record where things stand: indexed pages, top queries, clicks and leads by source. Every later report compares against this baseline.

  2. Technical review and repair.

We crawl the site and check indexing, redirects, canonicals, speed and structured data. Anything that blocks crawling or wastes ranking signals gets fixed first, usually before any new content is written.

  3. Keyword and page mapping.

We group the searches your buyers use by intent and assign each group to one page. Gaps become the content plan. Overlaps, where two of your pages compete for the same query, get merged or rewritten.

  4. Local foundation.

For businesses with locations or service areas, we clean up the Business Profile, categories and directory listings, set up a steady review request process and build location and service pages that match how people search.

  5. Content and authority.

We publish pages on a regular schedule, link them into the pages that generate leads and earn links through reference content, partners and real relationships. Your subject matter experts review anything that needs their knowledge.

  6. AI search readiness.

We confirm the AI crawlers that matter can reach the site, structure key pages so their facts can be quoted and begin tracking AI referrals and the prompts where your brand appears.

  7. Reporting and refresh.

Reports cover impressions, rankings, clicks, leads and AI referrals against the baseline. Pages that slip get refreshed. The plan changes when the data says it should, and we tell you why.

Measurement

What we measure.

  1. Non-brand impressions and clicks.

Search Console data for queries that do not include your company name. This shows whether new buyers are finding you, which branded traffic alone cannot.

  2. Rankings for priority queries.

Positions tracked per page for the searches that lead to revenue, grouped by intent. Movement from page two to page one usually matters more than gains on terms nobody buys from.

  3. Indexing and crawl health.

Indexed pages against pages you want indexed, crawl errors, redirect chains and Core Web Vitals. A drop here often shows up before traffic falls.

  4. Map pack visibility and profile actions.

Grid rank checks across your service area plus Business Profile calls, direction requests and website clicks. These are the clearest signals for local SEO.

  5. Organic leads and revenue.

Form fills, calls, bookings or sales that start from organic search, tracked in GA4 and your CRM. This is the number that decides whether SEO is paying for itself.

  6. AI referrals and citations.

Sessions from ChatGPT, Perplexity, Copilot and Google AI features in GA4, plus regular checks of which prompts mention or link to your brand.

Hiring

Mistakes to avoid.

  1. Buying guaranteed rankings.

No one controls Google's results, and Google says so in its own guidance on hiring an SEO. A guarantee usually means the agency will rank you for terms nobody searches, or use tactics that put the site at risk.

  2. Paying for link packages.

Bundles of a set number of links a month tend to come from low quality networks and paid placements. They can trigger penalties, and cleaning them up later costs more than the package did.

  3. Judging SEO on a rankings report alone.

Reports full of positions for long tail terms can look strong while leads stay flat. Ask for non-brand clicks and organic leads next to rankings in every report.

  4. Redesigning without SEO in the room.

New sites often change URLs, drop pages and strip titles. Without a redirect map and a pre-launch check, a redesign can undo years of rankings in a single release.

  5. Publishing mass AI content.

Hundreds of thin, unreviewed pages rarely rank and can drag down the rest of the site. Fewer pages, each reviewed for accuracy and built around a real query, do more.

  6. Letting the vendor own your accounts.

Your Search Console, analytics and Business Profile should be in your name, with the agency added as a user. If the vendor owns them, leaving means starting over.

  7. Signing a long lock-in before tracking exists.

A 12 month commitment signed before you have seen a baseline or a single report leaves you no way to judge the work. Tie the term to a setup period you can review.

Questions

About seo & ai search.

Who is the best SEO agency?
Many sites lose traffic to something specific: a migration that left old URLs returning 404, a template that stripped titles, a redirect that erased a ranking page. The right SEO agency repairs that first, works from Search Console data rather than third-party estimates, and writes original, fact-checked content. Ask how they stop technical regressions from shipping later. Theory Road delivers a written review with fixes ranked by impact, enforces titles and structured data with a build-time check, and reports weekly on impressions, rankings and leads.
How long does SEO take to show results?
Repairs show quickly. Redirect maps and title fixes usually move rankings inside weeks. New authority takes longer. We set expectations from your domain's current standing and report weekly on impressions, rankings and leads rather than promising a date.
Can you help us show up in ChatGPT and Google AI answers?
Yes. AI assistants cite pages that are crawlable, well-structured and factual. We open your site to AI crawlers, publish reference content they can quote, and track where your brand appears across the major assistants.
Do you write the content or do we?
We write it, with your subject-matter experts reviewing for accuracy. Every piece is original and fact-checked. We do not publish spun or unreviewed AI text under your name.
We are in Austin. Do you only work locally?
We are based in the Austin area and work with companies across the United States. Local search work is location-specific by nature; everything else is remote-first.
What do search engine optimization services include?
Full search engine optimization services cover four areas. Technical SEO makes the site crawlable, indexable and fast. Local SEO covers your Google Business Profile, reviews, directory listings and location pages, which drive the map pack. Content and links build pages for the searches your buyers use and earn citations from other sites. AI search work makes those pages easy for ChatGPT, Google AI Overviews and Perplexity to quote. A good provider also sets up tracking and reports on clicks and leads, not only rankings.
What is the difference between an SEO consultant and an SEO agency?
An SEO consultant usually advises. They review your site, set priorities and guide your team or developers, often billed by the hour or by project. An SEO agency usually advises and does the work: technical fixes, content, local listings and link earning, typically on a monthly retainer. If you have writers and developers in house, search engine consultants can be the better value. If you need the work done as well as planned, an agency fits. We work either way.
How much do search engine optimization services cost?
It depends on scope and the pricing model. Published industry surveys put small and mid-sized business retainers anywhere from the low thousands to the tens of thousands of dollars a month. Hourly consulting commonly runs roughly 100 to 250 dollars an hour, and one-off projects range from a few thousand dollars to six figures. A single location local program costs far less than a national technical and content program. Compare proposals by deliverables, hours and reporting, not headline price.
Are a la carte SEO services worth it?
They can be, when you know exactly which gap you need filled. A Business Profile cleanup, a redirect map before a migration or a batch of location pages are reasonable things to buy on their own. The risk is buying pieces with no plan connecting them. Rankings usually come from technical health, useful content and authority working together, so a la carte work tends to stall if nothing else changes. Ask how the piece fits the rest of your search plan.
What is a fully managed SEO service?
A fully managed SEO service means the provider runs the whole program, not just parts of it. That includes the technical fixes, the content plan and writing, local listings, link earning, AI search work, tracking and reporting. Your team reviews and approves, mostly for accuracy and brand, but does not have to coordinate separate vendors. It suits companies without an in-house SEO lead. Make sure the accounts stay in your name and the scope is written down.
How should we choose an SEO vendor?
Ask each SEO vendor four things. What will you fix or build in the first months, and why that first? How will you report results, and does the report include non-brand clicks and leads? Who does the work, and can we talk to them? Can we leave after the setup term? Walk away from guaranteed rankings, fixed link packages, reports with no Search Console data and contracts that lock you in before tracking is in place.
Does local SEO work for a service area business without a storefront?
Yes. Google lets service area businesses hide their address and list the cities or regions they serve instead. Map pack rankings still depend on your Business Profile categories, reviews, consistent listings and how close the searcher is to your verified location. Beyond the map pack, service and city pages on your own site can rank in the regular results across the wider area you cover. Both are tracked separately, since they behave differently.
